Property Management

Management Method

ACRE Property Management takes a comprehensive approach to managing properties, evaluating every aspect of service, from financial review to asset protection, to risk management. Our clients rely on our ability to uphold quality living standards, as well as, a financial return on their investment.

The Strategy

When ACRE Property Management begins a management assignment, the strategy to serve the owner’s interests follows this typical sequence:

  1. Meet with the owner to determine their goals and objectives for the property. Is the asset a long-term hold, or is it being positioned for an upcoming sale?
  2. Inspect the property from top to bottom, which is done annually, with our entire property management group. Prepare a written report.
  3. Interview tenants to determine any concerns from their perspective. Prepare a written report.
  4. Review property-related contracts and Lease Agreements presently in place.
  5. Make a preliminary cost estimate of capital and maintenance items that may be required.
  6. The Property Manager assigned to the property and the Resident Property Manager (if applicable) will prepare and submit a leasing Marketing Plan to the owner.
  7. Meet with the owner to present findings, cost estimates, and the leasing Marketing Plans. A specific strategy will be recommended at this point, and ACRE and the owner mutually agree on an Operating Plan and Marketing Plan for the property.
  8. Begin implementing the Operating Plan and Marketing Plan, with the priorities and costs approved by the owner.
  9. Report progress at intervals as agreed upon between ACRE and the owner.

We use various media to advertise your property for rent/lease. Free local newspapers, online ads, window signs, and other places of advertisement are used to attract most qualified prospective tenants for your property.

Tenant Screening

We do our best to make sure that the tenant will take care of your apartment unit and pay the rent on time. We screen each prospective tenant prior to occupancy. Not only do we obtain a credit report on each individual, we also check with past landlords and verify employment prior to occupancy.
While it’s important for us to keep your property occupied, experience shows that it is more important to be selective in a process of choosing a tenant. In the long run you will benefit because your tenant will probably stay longer and take better care of your investment.

Move In & Move Out Inspections

Inspections of each unit are done before the new tenants move in, small repairs that are needed are noted and are completed promptly also any existing normal wear is noted. When the tenant moves out another inspection is completed. Any repairs deemed to be the occupants responsibility are completed and deducted from the security deposit. The property is then cleaned and painted, if necessary, and made ready for the next renter.

Rent Collection

Rents are due on the first of the month and delinquent after the fifth. We make every reasonable attempt to cooperate with a good occupant, to insure rental payment. Should an occupant become delinquent, our procedure is set by law to complete the eviction process.

Property Inspections

Regular drive-by inspections are conducted, if any negligence of the property is noticed tenants receive a notice of inspection and interior of the property is assessed.
